The ACT Sellers Package includes the Building Report, Pest Report, Compliance Report and Energy Efficiency Report (EER). These four Reports are required to list your property for sale in the ACT.
Upon completion, the Property Report will be sent electronically to yourself, your Real Estate Agent and your Solicitor.
Timeframe: You will receive the full Property Report the following business day provided that the Building File has been received from Access Canberra

This express package saves you time by fast tracking the Building File application through Access Canberra. The Building File will be received within 24 hours of the application submission instead of the standard 4-5 business days.
The ACT Express Sellers Package includes the Building Report, Pest Report, Compliance Report and Energy Efficiency Report (EER). These four Reports are required to list your property for sale in the ACT.
Upon completion, the Property Report will be sent electronically to yourself, your Real Estate Agent and your Solicitor. The additional $215 express conveyancing file fee will not be reimbursed by the purchaser.
Timeframe: The process from initial booking through to you attaining the Property Report takes 2 days on average.
Book nowEnergy rating assessments are prepared using a detailed computer-based modeling package, FirstRate 4.0, which is based on ACT climatic conditions. Once the data has been collected from our on-site visit we enter the data in the software to produce a star rating from 0 Stars through to 6.0 Stars.
The information collected from our on-site visit includes:
- Orientation of windows
- Insulation type and R value in walls and ceilings
- Air leakage of windows and doors, eg, weather strips on external doors
- Design features
- Floor type
- Zoning
- Glazing type and size
- Thermal mass
- Width and height of eaves over windows
- Cross ventilation
- Common walls
What is the value of a star?
The following table has been provided by Access Canberra: (please note that it is a guide only). For a 150m² home, combined annual heating and cooling cost is estimated as follows: Star rating vs estimated cost
- 0 Stars = $1,350
- 1 Stars = $1,090
- 2 Stars = $800
- 3 Stars = $640
- 4 Stars = $510
- 5 Stars = $400
- 6 Stars = $310
These estimates are based on the following assumptions:
- Winter - gas central heating is set to 21oC for 3hrs in the morning and 6hrs in the evening
- Summer - air conditioning is set to 25oC throughout the house
- Occupants will adjust their blinds and curtains to minimise energy use; and windows and doors are shut during heating and cooling.

All Building Inspection reports comply fully with Australian Standard AS 4349.1. 2007.
As part of our building inspection we will assess the:

- Exterior of the building
- Sub-floor space
- Roof exterior
- Surrounding property within 30m of the building

The file includes the building plans that have been submitted and the final certificate of occupancy.
With this information, we conduct an assessment to determine if all building work at the property has been approved.

The Pre-Inspection Walk Though inspection is a great way for sellers to achieve the maximum sale price for their property.
We meet the seller at the property and verbally identify building defects which would appear in the final Property Report. We also provide the seller with tips regarding how best to fix these defects. This gives the seller an opportunity to have the best possible final property report giving buyers less items to negotiate their final price on. The purpose of this inspection is to identify building defects only and does not include a Pest Compliance or Energy Ratings.
Book nowA Handover Defect Report is a report for the purchaser of a newly constructed home and takes place prior to the purchaser taking possession of their new home.
As an independent party we work for the purchaser to identify any outstanding defects and/or incomplete finishes. A handover inspection and report will highlight in more detail minor defects and imperfections as well as general building defects, and poor workmanship.
This is an overall report where we are looking to ensure that the property is complete and ready for the new purchasers to move in.
Timeframe: The Handover Defect Report will be released in 24 hours, provided payment has been received.
